The grounds

Step into comfort

This is a compound, not a single block: standalone, orange-trimmed houses set behind a paved herringbone driveway, with banana trees heavy with real fruit, a queen palm, and red croton shrubs breaking up the stonework. There is no shared corridor and no thin wall between you and a stranger's TV — every house stands on its own, drawing water from the estate's community supply and security from guards on duty whether it's 2pm or 2am.

The grounds aren't one repeated shape either — a mix of single-storey bungalows and a taller block with its own rooftop balcony sits along the same driveway, so the estate never feels flat or mass-produced.

“A place to call home.”

As it says on the gate.

  • This is a compound, not a single block — standalone, orange-trimmed houses behind wide herringbone-paved driveways, never a shared wall or corridor.
  • Mature banana trees, a queen palm, and trimmed lawns break up the stonework between houses — real landscaping, not an afterthought.
  • Marked private parking bays plus dedicated car-shade carports, with room for multiple vehicles to pass at once.
  • A full perimeter wall topped with an electric fence, plus a solid steel gate with its own decorative ironwork.
  • Overhead water tanks feed every house from the estate's own community water supply — real infrastructure, not a claim on paper.
  • A mix of single-storey bungalows and a taller multi-storey block with a rooftop balcony — the estate is never visually monotonous.
  • Red, green and blue-white security lighting lines the driveway after dark, making the compound as easy to navigate at 9pm as it is at noon.
  • Real resident cars parked throughout, day and night — this is a lived-in, active community, not a staged photo shoot.
Why it's called home

A few things that make people stay

Why it's called The Rivers Court

The estate is genuinely wrapped in natural streams, one runs right through the compound in an underground tunnel. At night you can hear the water flowing and feel the cool breeze it carries, real nature, from the comfort of your own standalone house.

Total privacy, by design

Every house on the estate is standalone, no shared walls, no shared floors. What happens in your home stays yours.

Your own laundry area

Every house comes with its own laundry area, indoors or outdoors, so you're never sharing a line with anyone else.

Reviews

The house are good

Kithinji Nancy · House 2 Bedroom Executive

Quiet compound, my car has never had a scratch thanks to the car shade. Only wish the WiFi installer came faster.

Kevin · House Duplex 1

The rooftop terrace is worth it alone. Management responds fast whenever something needs fixing.

Faith · House Penthouse

Simple, secure, and the electric fence means I actually sleep well at night.

Brian · House Standard 3

Been here two years now. The community water never runs dry and the guards actually know your name at the gate.

Questions

Frequently asked

01How do I book a viewing?+

Open any vacant house and fill in the booking form with your name, phone, email and preferred date and time. Visits run 8am to 5pm, one visitor per house per day.

02What if the house I want is occupied?+

Join the waitlist from that house's page. We'll reach out the moment it becomes available, no need to keep checking back.

03What comes with every house?+

Free community water, a private car shade, WiFi already installed, waste bags at no cost, and 24/7 guarded, CCTV-covered grounds behind an electric fence. Every house is also repainted and refreshed between tenants, so you move into a clean start, not someone else's wear.

04Is there a deposit?+

Yes, held only against move-out damages and never used for anything else. It's assessed and settled when you leave. A separate water deposit is also payable, as set by MEWASS (Meru Water and Sewerage Services), the county water provider.
